Fees are based on the size of the property and
the amount of work needed to prepare the home. Since each home is uniquely different, the cost for staging services is determined
on an individual basis. We can do as much or as little as the customer requests. Professional fees are subject to change without
notice. Advertised specials/discounts may not be combined.
The pricing example below is based on an average 3 bedrooms / 2 baths home
that is 2000 square feet.
- All
work order begins after the payment of a non-refundable deposit equal to half the estimated invoice; the remaining balance
is due upon completion of the session.
- The payment can be made by check or credit card using PayPal.
- There is no charge for mileage within a
25 mile radius from Fort Collins.

Free
In addition to our initial
phone conversation to discuss your needs, I offer a complimentary half-hour, in person consultation (in my local area) if
requested.
This service is a one time visit to preview your home before we stage or redesign your property. This visit is
done to assess the property, both inside and outside, to complete a proposal/bid for a project, and to determine whether the
homeowner needs to complete anything prior to the project.

After receiving the digital pictures of the room, I review them and provide detailed
comments and suggestions.
Starting at $97 for the entire home
Consultations
are typically for the "do-it-yourself" homeowners who are looking for some guidance and direction before taking
on the responsibilities of staging themselves.
They need a professional to come in and map out specific areas of concern that
need to be addressed as well as which points should be emphasized.

A stager visits your home and does a complete personal walk through of your
home interior and exterior to evaluate the changes. The outline of advice, suggestions, and remedies allows you to transform
your space into a functional and aesthetically pleasing environment. We address overall layout, including furnishings, lighting,
flooring, window treatments, color and first impressions. We also address balance, flow and focal points. This includes viewing
the home from across the street to discuss the home's “curb appeal”, as we address all issues to enhance the
sale of your home. Along with the visit you receive a verbal set of specific suggestions to make your home more appealing
to a broader audience.
Generally, a consultation takes 1 to
2 hours.
> Written report
We can also take digital photos and create an exclusive written report of 20
pages or more. This report contains professional recommendations to give your home a “designer” touch, improvement
suggestions, proven set of guidelines and valuable showing tips that help to “set the stage”. Thus, your home
is ready to enter the market place and be differentiated from the competition. Resourceful changes and creative modification
vastly enhance the overall mood and feel of your home. The investment for the consultation usually falls in the $147 to $197
range, but varies according to the size of your home and how much clutter there is.
In addition
to helping prepare a home for sale, consultations may include providing assistance with color, artwork arrangement and furniture.
No furniture
is rearranged during a consultation, this is included only when staging or redesigning. You can decide to hire us
to do the Staging for you…
Starting at $497
The
ultimate goal of staging is to showcase your home as a “model home” so that it sells at its best possible price
in the shortest possible time. As you don't get a second chance to make a first impression - staging is very important
when selling your home. A staged space has been dramatically de-cluttered and stripped of personal items. This is done so
potential buyers can picture themselves living there and not to focus on the current homeowner's possessions. Staged homes sell faster and for more money.
We meet with you for an interview, view your home inside
and outside, take pictures and notes– then put together a bid. After the bid has been accepted, we schedule a
time to come in and completely Stage your home for you.
We prepare a detailed written report of what needed to
be done prior to the actual hands-on Staging work, and give the sellers a deadline of one week (or more depending on what
needs to be done: cleaning,…) to get all their work done.
We work diligently both inside and outside your home.
As an
interior designer, my staging method is a bit different from other staging professionals as I rearrange your furniture, artwork
and accessories to accent the architectural structure of each room of your home, while making your home appear spacious and
welcoming the moment the prospective buyer enters.
As we stage we might add additional accessories to enhance the beauty of your
home for a minimal rental fee.
If we agree that additional
accessories or materials are needed (e.g., paint, curtain panels, flowers, etc.), I can assist you by supplying product suggestions,
and by providing the names of local contractors for household repairs, improvements or cleaning.

The fee to have your home Staged ranges from $347 for the 3 priority rooms (kitchen,
master bedroom, and master bathroom) up to $997 for the entire property including garage, yard and basement.
Starting at $697 + furniture rental
Typically vacant homes take longer to sell and sell for less money than furnished homes. Partially
furnished and staged homes sell more quickly.
If your home is vacant and needs full or partial room furnishings, our home stager
is trained to select appropriate furnishings and assist in setting up the contract with the furniture rental company. We arrange
to be at the vacant property for the delivery of the rental furniture... so you don't have to!
Our
company maintains a full inventory of accessories, artwork, greenery and lighting that can be added to dress the home.
For a minimal rental fee, these accessories are available for use in the staged home until the property sells or goes off
the market.
Monthly
rental fees for furniture are quoted per project.
Rental charges are paid directly to the furniture rental company on a monthly
basis
The furniture rental fee is due upon completion of the staging and is paid 30 days in advance.
The homeowners are billed for the next month’s rental on the anniversary date of the staging for 90 days, at which time
the contract is renegotiated or the furniture is removed.

Interior Redesign is the art of using the homeowner's existing furnishings,
artwork and accessories to create a new visual and warm experience while accenting the architectural structure of each room.
We provide
decorating suggestions to create balance, harmony and functionality in your space. It does not matter if your furnishings
are old or new, you have a little or a lot, all one style or an eclectic mix. A redesigned room reflects the personality,
history and interests of the owner in the very best setting and respects natural traffic patterns.
This
works with a home that you just moved into or have lived in for several years.
We discuss the uses of the rooms,
your design style and taste, areas of concern, and then set up a date for the Interior Redesign to occur.
This
service is for the client who needs a designer’s eye to assist in choosing furnishing, accessories, paint color, window
treatments, fabric choices and flooring. Many of your possessions are utilized before investing in new items for your
home.
This service is especially nice to use when you are going to be hosting a special event in your home
and want to prepare a surprise for your guests!
The interior redesign “working window” is the same as staging (3-4
hours).

I visit your home through a consultation process, personal questions, and review of digital images (via
mail or email) of existing materials, counters, flooring, window coverings, furniture, woodwork and many other details and
design.
Based on your tastes, I select 2-3 custom designed color palettes with manufacturers, paint names and
numbers that you can use to accomplish the look and feel you desire. Then, you can give this information to your contractor.
A consultation through the completion of the project is possible.

We can create drawings to be displayed in your home to show buyers alternate uses for rooms.
These work especially well in rooms that are unfinished (basement) or are currently being used for a purpose they were not
intended for (such as a bedroom that you are currently using as an office.)
