What buyers want and what they remember in your house:
- Buyers want is light, bright rooms, clean rooms, fresh, uncluttered rooms
- Buyers remember nice carpeting, and it is often the elements tat ultimately sells your house
- The living room, kitchen and master bedroom are the three rooms buyers particularly focus on when they are looking for a house. But you should stage every room for a perfect sale.
- Buyers are impressed by a light, bright kitchen.
- Buyers are impressed by a minimum amount of neatly arranged canned goods and bottle water in the pantry
- Buyers are impressed if the master bedroom looks open, airy, and romantic.
- Buyers are impressed if the floors are clean and polished in the foyer
- Buyers are impressed with more space in the room
- Buyers are impressed if you set the table with chargers, china and a nice centerpiece. (Do not use flatware; it is easily stolen)
- Buyers are impressed if the closets look roomy and shelves are not cluttered
- Buyers want a place that sparkles, a home they feel is immediately livable (even if it is not exactly their taste) for three to five years without any additional expenses or hassle.
- Buyers are looking for a clean, peaceful house to purchase and move into-somewhere they can relax, feel comfortable, and make their own
- Buyers want a clean, spacious, move in ready, tasteful, open and airy.

 

Buyers are disappointed…
- by crowded rooms and spaces that feel too small. Crowded rooms lack energy.
- by broken doors on the dishwasher, stove, or cabinets; missing hardware, leaking pipes or faucets; or a messy bulletin board or a refrigerator door brimming with notes
- by bags of pet food and stacks of bottled drinks on the floor in the pantry
- by stacks of mail, piles of shoes, your baseball cap collection, and an overburdened coat tree in the foyer. Move that stuff out. It pays off big-time!
- by darkness, clutter, and family photos-put them away
- if they must squeeze past a previous oriental vase in a pedestal or a man-eating flower arrangement
- if the walls are crowded with growth charts, kid’s art, and posters of cartoon characters or celebrities.

- if the room seems stuffy and overcrowded, with too much furniture. Open the windows whenever you can, so the air is fresh.
